Booking terms

The host is Felix Apartment - obiteljsko iznajmljivanje, Ulica dr. Franje Tuđmana 74A, 23210 Biograd na Moru, Croatia. The guest is the adult who makes the booking and is responsible for everyone listed on it.

The contract is concluded when the host confirms the booking (by email or message) - not when the enquiry is sent.

Prices are in euro (EUR) per night for the stated number of guests and depend on the season and length of stay.

A one-off final cleaning fee and the local tourist tax (boravišna pristojba) at the current municipal rate are added. Statutory child reductions apply.

The final amount and the full fee breakdown are shown in the summary before you confirm.

We reserve the right to correct an obvious pricing error; we notify you immediately and you may cancel free of charge in that case.

A booking is confirmed by paying a deposit (usually 30% of the stay) within the deadline in the confirmation, normally 3 days. Missing the deadline cancels the booking automatically.

The balance is due as stated in the confirmation: by transfer before arrival, or in cash/by card on check-in.

Bank and currency conversion charges are borne by the guest.

More than 30 days before arrival: full refund less transaction costs.

30-14 days before arrival: the deposit is retained.

Less than 14 days before arrival, no-show or early departure: the full booked stay is charged.

Date changes are subject to availability and treated as a new booking.

We recommend travel cancellation insurance. Circumstances on the guest's side (illness, traffic, cancelled flights, weather) do not change these rules.

If we cannot provide the apartment for reasons beyond our control (force majeure, a failure making the stay impossible), we refund 100% of the amount paid. The host's liability is limited to that refund.

Check-in: 14:00. Check-out: 10:00. Other times only by prior arrangement.

Croatian law requires every guest to present an ID document at check-in for eVisitor registration. Refusal makes the stay impossible and counts as a guest cancellation.

The number of people staying overnight may not exceed the number in the booking. Unregistered persons may be asked to leave and the booking cancelled without refund.

Quiet hours are 22:00-08:00. Parties and events are not permitted.

Smoking indoors is strictly prohibited, including e-cigarettes. Breaching this incurs an additional cleaning charge.

Pets only with the host's prior approval.

Guests are responsible for safe use of the equipment and for supervising children throughout the stay.

Guests are liable for damage caused by them or their party, including lost keys and damaged equipment.

The host may take a refundable security deposit or place a card hold. It is released after inspection, normally within 7 days of departure.

Damage must be reported immediately. Concealed damage entitles the host to claim the full repair cost.

The host is not liable for unattended belongings, for theft beyond its own negligence, or for accidents caused by improper use of the equipment.

Short interruptions of electricity, water or internet, building works nearby and normal town noise are outside the host's control and are not grounds for a price reduction.

Unless the law provides otherwise, the host's liability is limited to the amount paid for the stay.

Please raise any issue during your stay so we can fix it immediately. Complaints after departure are handled within 15 days.

Croatian law applies and the competent court is the one for the host's registered seat. EU consumers may use the European Commission's ODR platform.

Tourist accommodation with a specific date is excluded from the 14-day right of withdrawal (Directive 2011/83/EU).
